Most types of buildings and construction work need Building Regulations to ensure their safety including:
- New buildings (domestic, commercial and industrial)
- Extensions (except porches)
- Structural and other alterations such as the removal of load-bearing internal walls
- Loft conversions
- Installations of sanitary fittings which involve new drainage work
- Certain garages
- Certain changes of use e.g. conversion of a building into a dwelling or flats
- Replacement windows and doors
- Electrical Works - please refer to the leaflet No. 8 which is available to download.
Certain buildings do not need any Building Regulations, including the mentioned below, although any electrical works relating to these buildings may require to be registered by a Part P electrician or the Local Authority Building Control - please refer to the leaflet No. 8 which is available to download.
- A detached single storey building, having a floor area not exceeding 30m2, which contains no sleeping accommodation and, is not less than a metre away from any boundary of its curtilage; or is constructed substantially of non-combustible materials,
- A detached building having a floor area not exceeding 15m2 which contains no sleeping accommodation.
- A detached building which is:
controlled under other legislation, or
not occupied by people (plant and machinery only), or
an agricultural building, or,
a temporary building.
- a conservatory or porch if all criteria is met as stated within Leaflet No. 2 which is available to download, a covered yard or covered way; or
- a carport which is open on two or more sides.
If you are intending to erect a structure which is classified as being exempt from Building Regulations approval and would like confirmation that this is the case, you can notify us by completing the form 'Notice of Intention to Erect an Exempt Building' which is available to download. This form should be completed and returned to these offices, once this has been received we will send out a letter of confirmation.
