How To Make A Local Land Charges Search

There are various options for acquiring Local Land Charges information, such as: - LLC1 Form only; LLC1 & Con29R; Con29O or Personal Search.

Local Land Charges fees which will be in force from 01 April 2017. 

This is the first time the fees have been reviewed since 2013 as we have had to take into account the additional questions which were introduced in July 2016. 

A decision has been made to introduce differential pricing for residential and non-residential searches.

LLC1 only will reveal any information listed in the Local Land Charges Register.

LLC1 and Con29R will reveal information listed on the Local Land Charges Register and will supply answers to the standard questions on the Con29R departmental responses such as Planning, Building Control, Highways and Environmental Health.

Con29O are for requesting optional enquiries such as advertisements, road proposals, pipelines, public pathways and common land, town and village greens information.

 


As a rule the following are normally required to make up a search request: -

 

  1. Original and duplicate copies of the search documents LLC1 and Con29R.
  2. Two copies of a good quality, preferably Ordnance Survey based plan, the curtilages and surrounding areas must be prominent and the searchable area must be outlined in red.
  3. On the LLC1 please give a full description of the property including the postcode, grid references, if known, are also helpful.
  4. On the Con 29R please complete boxes A, B, C, D, E and F. Regarding Box C i.e. any roads or streets - it is very important that this is completed at the time of submission of the search, failure to do so may result in more monies being incurred and valuable time lost. 
  5. A cheque made payable to Craven District Council - please see 'List of Charges.

The official LLC1, Con29R and Con 29O's, are available from any Law Stationer.

Upon receipt of 'electronic' searches you will receive an initial acknowledgement, the search will be validated and initially processed, following this the relevant fee will be requested (as per our list of charges).  Payments can be made on line or over the telephone via the Councils Customer Services Team.  Should you submit searches on a regular basis, with prior arrangement we can set up BACS payments or an invoicing system in which we would request the search fees from you on a weekly or monthly basis, alternatively we are still happy to receive cheque's through the post.  Upon completion the search will be returned to your nominated address electronically.

These companies are aimed at providing an online "one stop shop" in delivering land and property related information  to solicitors and conveyancers.

Upon receipt of these searches, from either company, we manually process them and upon completion they are now returned electronically, for more information please visit their web sites.
