Help to buy Shared Ownership

This page provides more details on what "shared ownership" is and how to qualify.

Shared ownership schemes are normally provided through housing associations or councils. You buy a share of your home (between 25% and 75% of the home's value) and pay rent on the remaining share. You'll need to take out a mortgage to pay for your share of the home's purchase price or have the funds available to buy the share outright.

Shared ownership housing schemes are aimed at first time buyers (or first time in your sole name if divorcing). Other parties will be considered exceptionally if the local authority agrees a  housing need. You must not be able to afford market housing for sale locally and there is a national cap that requires that you do not have an  income over £80,000.

The way in which to apply for a shared ownership property will vary depending on the scheme. It is advisable to register with the regional  Help to Buy agents (attached link). The website will direct you to an independent financial advisor who will confirm if shared ownership is available to you, by completing an affordability check using the Homes and Communities agency standard form.  This will be needed as part of any application for a shared ownership property.

When a new housing scheme is developed that includes shared-ownership homes for sale, the properties will be advertised on our Affordable Homes Available Soon web page. 

You don't have to find a new housing development to be able to buy a shared ownership property. It is possible to purchase a second hand shared ownership property from an existing owner on a resale. When shared owners want to move home, their property will either be offered to the housing association to find a buyer, or will be advertised by local estate agents. These homes will have similar restrictions in place in terms of the price they can be sold for.  Applicants may also need to obtain Craven Council approval prior to purchase to ensure they meet any relevant and necessary connection criteria.
