Q. What happens if my planning application gets turned down?

A. There are a couple of options available to you.

Re-submit your application

If your application is refused, you may be entitled to re-submit a revised scheme to address the reasons for refusal.  You may be entitled to re-apply without a fee as long as: - 

  • the new application is for a similar form of development;
  • is on the same site; 
  • the application is submitted within 12 months of the date of the refusal letter.


If your application is refused, you can appeal to The Planning Inspectorate. Details on how to make an appeal will be on the issued decision notice.
