What are relevant planning considerations?
Relevant or material planning considerations are matters that can be taken into account in the determination of a planning application.
Relevant considerations can include (but are not limited to):
- Overlooking/loss of privacy
- Loss of light or overshadowing
- Parking
- Highway safety
- Traffic
- Noise
- The effect on a Listed Building and/or a Conservation Area
- Layout and density of building
- Design, appearance and materials
- Government policy
- Disabled persons' access
- Planning Policy within the Development Plan
- Previous planning decisions (including appeal decisions)
- Nature conservation
The following matters are generally not considered material or relevant:
- Loss of view
- Negative effect on the value of properties
- Issues covered by other laws e.g. Licensing, Building Control, Health and Safety Regulations
- Private property rights (e.g. boundary or access disputes)
- The developer's morals, motivation or activities
- Competition between businesses
